We buy classic apartment buildings as well as residential and commercial properties in Berlin, Potsdam and the surrounding area. Ideally, these buildings are already land register divided into residential properties. Here we distinguish between complete properties as well as condominium packages and residual portfolios, on which we place a special focus in Berlin.
Another focus is our search for office properties in Berlin and Potsdam. In Potsdam, we have built up a larger portfolio of approximately 15,000 m² of office space in collaboration with a local family office, which we would like to continuously and gradually expand.
We pursue a value-add risk structure for office properties, i.e. we prefer contracts with short to medium-term terms and solid B locations that are still developing. For modernisation measures, we draw on our long-standing network of craft businesses and architects, with whom we also identify redensification potential.
We have no static limits in terms of size, as we examine each offer individually and select a partner and co-investor for each individual asset class and property type that best suits the offer (location, property type, volume, development period, portfolio or sale after value appreciation, residential privatisation, redensification, etc.).
