A New Approach to Energy Supply: Economic Predictability and Sustainability in the Office Portfolio

This year, we fundamentally restructured the electricity and gas supply for our office portfolio in Berlin and Potsdam, thereby implementing a project that had been on our agenda for some time—one that is economically predictable and meets high sustainability standards.

We carried this out in collaboration with Westbridge Advisory. We restructured the electricity supply for six properties with a total of approximately 14,800 m² of leasable space, and for four properties with a combined total of 8,610 m², we also restructured the gas supply. The basis for this is a customized procurement model featuring multi-year fixed prices under a green energy tariff, with supply security guaranteed through the end of 2030.

What Was Important to Us

It was important to us to combine two key elements: financial predictability and an energy procurement strategy that meets our sustainability standards. By switching to green electricity and gas, we have established a reliable foundation for this and are continuing to pursue our ESG goals in a structured manner.

The numbers speak for themselves: This results in annual savings of up to 69 metric tons of CO₂ in the electricity sector and up to 175 metric tons of CO₂ in the gas sector.

Energy Procurement as Part of Asset Management

This step is not a one-time optimization measure, but rather part of an ongoing process. A professionally structured energy procurement program—with a procurement model, contract terms, and portfolio requirements that are carefully aligned—is now a strategic management tool. This applies equally to the financial performance of the properties and to the reliability we provide to our tenants.
